90+ Days Before Arrival:  A full refund will be issued minus a $100 cancellation fee  (per lodging with amenities) or $20 fee  (per lodging without amenities). Changes can be made with no penalty. 

3–90 Days Before Arrival:  A $100 cancellation/change fee  (per lodging with amenities) or $20 cancellation/change fee  (per lodging without amenities) applies and the deposit remains on file and may be used one-time toward a new reservation within 1 calendar year. No refunds will be issued.

Within 72 Hours of Arrival: All payments and deposits are forfeited  and cannot be refunded or applied to a future stay.

Air Quality Policy:  If AQI (as monitored by the resort monitor) is over 200 within 24 hours of check in time (marina rentals, lodging, campsites, etc) we will issue a full refund upon request.
